Base Building Fit-Out
RTM completed a base building interior fit-out at 42 Mowat Avenue in Toronto for the Dufferin Liberty Centre. The project included selective demolition, masonry restoration, new openings, fire-rated steel windows, and comprehensive mechanical and electrical upgrades, renewing the space for future occupancy while seamlessly integrating new construction into the existing building fabric.

RTM completed base building interior fit-out work at 42 Mowat Avenue in Toronto. The project included selective demolition, masonry restoration, interior construction, new openings, fire-rated window and glazing assemblies, door and frame installations, guardrail systems, stair work, gypsum board assemblies, finishes, painting, and coordination of mechanical and electrical upgrades.
The architectural specifications identify the scope as including selective building and interior demolition, unit masonry restoration, period masonry work, brick masonry, rough carpentry, insulation, joint sealants, glazed aluminum doors and curtain wall windows, fire-rated steel windows, and resilient flooring.
Notable Details
The project involved work within an existing commercial building, requiring careful coordination of demolition, structural modifications, new base-building services, openings, and fire-rated assemblies. The architectural drawings identified exterior stair removals and infill work, new pavers, proposed floor layouts, roof details, and intricate fire-rated window and stair detailing.
The electrical scope included modification and relocation of the existing electrical room, tracing existing panels, relocating transformers, and extending the existing Mircom fire alarm system. This was complemented by the installation of new lighting and controls, emergency lighting, exit signage, and the removal of obsolete conduit and wiring.
The fit-out also required highly specialized glazing and fire-rated opening assemblies, including glazed aluminum curtain wall windows, custom fire-rated steel windows, and fire-rated glass integration.
